Mortgage Document Checklist
Gathering your documents upfront is the single biggest thing you can do to speed up your pre-approval. Here is everything you will need — organized by category.
Start Your Pre-ApprovalPersonal Identification
- Government-issued photo ID (driver's license or passport)
- Social Security number (for credit pull authorization)
- Secondary ID if name has changed (marriage certificate, etc.)
Income — W-2 Employees
- Two most recent pay stubs (within 30 days)
- Two most recent W-2 forms (last two years)
- Two most recent federal tax returns — all pages and schedules (if applicable)
- Award letters for Social Security, pension, or disability income
- Rental income: most recent Schedule E from tax returns
Income — Self-Employed Borrowers
- 12 or 24 months of personal or business bank statements (for Bank Statement program)
- Two years of personal tax returns — all pages and schedules
- Two years of business tax returns (if applicable)
- Year-to-date profit and loss statement (CPA-prepared preferred)
- Business license or entity documentation
- CPA contact information
Assets & Bank Accounts
- Two most recent bank statements — all pages (checking and savings)
- Most recent statements for retirement accounts (401k, IRA)
- Most recent statements for investment accounts
- Gift letter if receiving down payment gift funds
- Explanation letter for any large, unusual deposits
VA Borrowers — Additional Documents
- Certificate of Eligibility (COE) — or we can request it on your behalf
- DD-214 (Certificate of Release/Discharge from Active Duty) for veterans
- Statement of Service for active-duty borrowers
- Surviving spouse: VA letter documenting entitlement
